How Freeze-Thaw Cycles Damage Roofs in Central Illinois

Most homeowners want to blame one big storm. Usually, it’s not a storm. It’s the slow, ugly work of Central Illinois freeze-thaw cycling. Every cycle, water that worked its way under a shingle or into a hairline crack freezes, expands by about 9%, and pushes the surrounding material apart. One cycle is microscopic. Where the Damage Hides

Freeze-thaw doesn’t usually show up as one obvious failure. It shows up as five smaller problems that compound: Shingle seal strips. The adhesive that bonds each course to the one below stresses with every cycle. By year 8 to 12 on a Central Illinois roof, seals are noticeably weaker. By year 15, lots of them are functionally gone.

That’s why older Illinois roofs lose shingles in moderate windstorms while newer ones don’t.

Flashing caulk. The caulking around chimneys, skylights, and wall intersections has a real-world life of 7 to 12 years in Illinois. Then it cracks, water gets behind the metal, and the flashing starts pulling away. Flashing is the #1 leak source we troubleshoot.

Brick chimney mortar. If you’ve got a brick chimney from before 1970 (a lot of older Bloomington and Peoria homes do), the mortar joints right at the roof line are losing material every winter. Once the mortar fails, water gets behind the chimney flashing and the leak follows.

Granule retention. The mineral granules on asphalt shingles are bonded to the asphalt mat. Every freeze-thaw cycle stresses that bond. The granules end up in your gutters, and the bare asphalt below cooks in the UV until it cracks.

The deck itself. Once water gets past the shingles and underlayment, freeze-thaw cycling swells and shrinks the plywood, weakening the bond between plies. Early deck rot starts here, often invisible from the outside.

Here’s the unfair part of Central Illinois weather. We’re not the coldest state in the country (Minnesota wins that). Cold states actually have it easier on roofs, when it stays well below freezing for weeks, the snow just sits there. It doesn’t melt and refreeze daily. Daytime highs in the 40s, overnight lows in the 20s, snow on the roof that partly melts and refreezes every day, the same daily cycle that creates Illinois ice dams.
